What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Challenging real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A measurement service will secure fair market value for your home. Living space is one of the biggest factors potential buyers consider when purchasing a home — but since these values are frequently estimated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to refer to a recent appraisal or measurement service executed by an appraiser (after any updating that may have affected square footage).

For real estate professionals

To make sure that your client's home closes at a price that appropriately reflects market value, we suggest seeking a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for attracting potential buyers because they can see the layout and details of the house before and after touring.
